Lakeway

The country club at the water's edge. One of the areas we name first when people ask what we cover. Lakeway is a lakeside community organized around four golf courses — Live Oak, Yaupon, The Hills, and Flintrock Falls — with the marina and the golf carts as its quiet rhythm. We sold astronaut Alan Shepard's landmark home here, on a promontory 140 feet above Lake Travis.

The Hills

A gated village inside Lakeway. The Hills is its own village, incorporated in 1997, with Lakeway on every side. It is gated, built around The Hills Country Club and its courses, including the Jack Nicklaus-designed Hills course, and served by Lake Travis ISD.

Falconhead

Golf-course living between Bee Cave and Lakeway. Falconhead sits inside Bee Cave city limits, a few minutes from our Hill Country Galleria office and just south of Lakeway. The neighborhood wraps around Falconhead Golf Club, a public par-72 course that opened in 2003, and is served by Lake Travis ISD.

Rough Hollow

Three miles of Lake Travis shoreline. Rough Hollow is a master-planned community in the Lakeway area with about three miles of Lake Travis shoreline, built around the Rough Hollow Yacht Club and Marina. It is served by Lake Travis ISD, with Rough Hollow Elementary inside the community.

Horseshoe Bay

Lake LBJ, and four courses on the water. Further west than the rest of what we cover, and different in kind. Horseshoe Bay is a resort community on Lake LBJ — a constant-level lake, which is the whole point for anyone who has watched Lake Travis drop thirty feet in a dry year. Four golf courses, a marina, and its own airport.

Westlake

The estate corridor. Mature pecans, limestone hills, and Eanes ISD. Westlake is the first area we list when people ask what we cover — the family has been working Austin since 1989, and this corridor has been central to it the whole time.

Lost Creek

Barton Creek's quiet side of 78746. Lost Creek takes its name from a secluded stretch of Barton Creek. It is unincorporated Travis County, after residents voted in 2024 to leave the City of Austin, shares the 78746 ZIP with Westlake, and is served by Eanes ISD.

Spicewood

Ranches & retreats, west of town. Land, sky, and silence within about forty-five minutes of the Capitol. Spicewood is hill country in the truest sense — unincorporated, large lots, wells and septic, and a long shoreline on the south side of Lake Travis.

Bee Cave

New luxury, modern hands. Our office is here, at the Hill Country Galleria. Bee Cave sits where Highway 71 meets RR 620, with Spanish Oaks and Falconhead producing much of the newer custom inventory in the corridor, and Lake Travis boat access ten minutes north.

Downtown Austin

High above the river. For clients who want the gallery walk, the dinner reservation, and the symphony without the drive. Downtown is one of the areas we name when people ask what we cover — almost entirely high-rise condominiums, where the floor and the exposure matter more than the square footage.
